This proposed 3.5-storey mixed-use building in Tsawwassen, Delta integrates street-level commercial spaces with professional offices above, with one level of underground parking. The ground floor includes retail units, including a café, creating an active pedestrian-oriented frontage intended to serve the surrounding community.
The design responds to its urban context through articulated façades. The north façade shifts to address the intersection, while vertical sunscreens on the east and west façades help reduce solar heat gain and glare. Canopies along the entrances provide rain protection and support a comfortable pedestrian environment.
